Capital Development Turkey Limited can assist you in securing a mortgage to purchase your property in Turkey. We have partnered with several Turkish Banks and can provide you with full information on all mortgage products available. Below we have listed the most competitive rates and flexible terms available (March 2009) to give you an idea of what is currently on offer.

Mortgage Credit Loans are secured on the property you are buying in Turkey and as such, are completely separate to any borrowings or mortgages you have in your home country.

Features of current mortgage loan include:

  • 70% maximum loan to value (based on banks valuation)
  • Mininum loan amount of €50,000
  • Maturities of 5, 10, 15 & 20 years
  • Loans arrange in Euro, US Dollars and Sterling Pounds
  • Variable and fixed interest rates available – starting as low as 5.8%.
  • Applications from age 25 – 70
  • Maxiumum age at time of maturity 70
  • Insurances on the property arranged the bank
  • Off Plan Mortgages available with full bank guarantee from constructor for the total loan amount
  • Pre offer approval valid 4 months from offer.

The process is very straightforward with the same documentation requirements as applying for a mortgage in your home country:

  • Official tax statement of the most recent year from your home country (e.g P60)
  • Copy of the Title deed of the property that will be purchased (supplied by Capital)
  • Copies of passports made and signed by the branch or notary (Capital will arrange this on receipt of passport photocopies)
  • Income state from you employer and signed by your employer
  • Official document/declaration from a public notary that the person who signed the income statement is authorised to do so.
  • Bank statements showing income (cannot be more than 3 months old)
  • For Self Employed status – annual report of the holding company (audited accounts) for the last 2 years and a copy of the shareholder register
  • Documents proving monthly financial obligations (rent, house loan instalments, car loan instalments)
  • Overview of Private Assets proven by official statements
  • Overview of private debts proven by official statements
  • Signed Application Form
